Marcus & Millichap brokers sale of Minnesota AmericInn

Marcus & Millichap sold the 38-room AmericInn hotel property in Sleepy Eye, Minn. Other terms and conditions were not disclosed.

“This property’s direct connection to the city-owned event center positions it as a rare year-round revenue generator with a built-in pipeline of group and event-driven demand,” Jon Ruzicka, managing director investments, said in a statement. “The new ownership plans to make thoughtful updates while preserving the hotel’s strong local presence. This sale reflects growing investor confidence in Sleepy Eye’s stable, industry-supported hospitality market.”

Ruzicka, Joseph Ferguson and Reed Gizinski, investment specialists in Marcus & Millichap’s Minneapolis office, had the exclusive listing to market the property on behalf of the seller and procured the buyer.

The AmericInn Sleepy Eye is located at 1100 Main St. E, directly connected to the city-owned Sleepy Eye Events Center. Built in 1990 and situated on 1.76 acres, amenities include an indoor pool, hot tub, business center and complimentary breakfast. The hotel was fully renovated and rebranded in 2017, with a new roof added in 2024.
