Tampa, Fla.-based hotel brokerage and advisory firm DSH Hotel Advisors has arranged the sale of the 70-room Holiday Inn Express & Suites Jacksonville (Fla.) – Mayport/Beach for an undisclosed price late last month. Dennis S. Hopper, managing principal of the firm, and Senior Investment Associate Sam Subodh Patel, represented the seller, Mayport Lodging. Randy B. Taylor, senior vice president investments at DSH represented the buyer, PH Lodging Jax Beach.
DSH Hotel Advisors held the exclusive listing with the seller, generating 200+ signed confidentiality agreements from buyers and received multiple offers from buyers throughout the country.
"This marks the second Holiday Inn Express in Florida that we've successfully brokered the sale of in the past two months, following the successful sale of the Holiday Inn Express in Plant City, Fla.,” Hopper said in a statement. “With investor sentiment strengthening since the start of 2025, DSH Hotel Advisors is well-positioned to deliver exceptional results for buyers and sellers of hotel assets nationwide. “The transaction marks a new chapter for the property which was developed and owned by Jacksonville, Fla.-based Mayport Lodging since 2009,” Patel added. “The sellers expressed confidence that the new ownership will continue the hotel's success while introducing fresh opportunities for growth."

The Holiday Inn Express Jacksonville – Mayport/Beach received $1.55 million in renovations in accordance with the Formula Blue PIP, completed in 2024. Located just north of Neptune Beach, and in close proximity to Fernandina Beach, Jacksonville Beach, Ponte Vedra, the property's strategic location directly off of Highway A1A provides high visibility and positions the hotel for significant growth in the years ahead.
